What Zillow doesn’t (and does) tell you

You can find listings, pictures, open houses, home values, school and neighborhood rankings. These are amazing resources for the buyer, seller, and, even the person who just loves to look.

https://www.mdifitness.com/ccdyk6k Probably one of the most popular features on Zillow is its ‘Zestimate.’ As agents, we often find people who use this number almost as a gold standard. Sellers who say this is how much my house must be worth and buyers who use the zestimate to craft an offer.

You can test this by looking at your home’s suggested value on all of the different real estate sites. I did this on all of the major sites and got values that diverged by some $60,000. Zillow came in at around the middle, though lower than I would think its market value.

And that is information they may not have for other homes to which they are comparing. The best way to find the market value of your house? Ask a real estate agent to do a CMA, Competitive Market Analysis for you.
Another thing to remember about Zillow is that while the information they post feeds from the MLS, it doesn’t always update right away. We often get calls from clients excited about a listing they saw on Zillow, only to have to tell them that it’s already in attorney review or under contract. They seem to be getting better, but just keep in mind that the info on Zillow doesn’t necessarily reflect the reality of the house’s availability.

In Northern NJ, we don’t typically list the square footage of a home in the MLS listing. But you can often find this information on Zillow, who gets it from town records.
